New Resident Information

WELCOME to Three Fountains! We hope that you will enjoy living here as much as we do! Our goal as a community is to foster the relationships with one another and create a safe and friendly environment for people of all ages and walks of life. If you ever have any questions, please do not hesitate to ask a neighbor!

We understand that in getting set up with your new home there are some questions you may have. Hopefully this will provide some answers to some of those questions. If you still have more, feel free to contact any board member for assistance.

1. All board members are volunteers and need your patience and consideration in dealing with any issues that may arise. Current board members are as follows:

2. Grounds and Maintenance issues should be brought up to Building Managers first, or to Brett Manwaring (President) at 208-589-5005.  If you have a major problem or complaint it is preferred that you document it in a written letter to the Board and send it to Brett Manwaring, President, 1431 S. Woodruff Ave, Idaho Falls, Idaho 83404 so that we can keep a record of such items to budget and schedule the maintenance time.

3. Building representatives have volunteered to keep track of issues and represent each of the building types. Feel free to contact any of these volunteers if you have an issue in your building:

  • Manors – Open
  • Cameos – Open
  • Townhouses – Open
  • West Side Executives & Pines – Open
  • East Side Executives – Susan Robinson – 1380 Three Fountains Dr.

4. The swimming pool is open from Memorial Day to Labor Day, depending on the weather. Electronic cards are issued to owners for access to the pool by Thomas G. (Contact by e-mail threeftreasurer@gmail.com ). Homeowners that are in arrears for payment of Owners’ Assessments will have their card deactivated until payments are caught up. Condo owners are to accompany their guests to the pool and remain with them while they are there. Do not go into the clubhouse from the pool.

5. The clubhouse can be rented for private parties by calling Nancy Ottersbach 208-346-0617.

6. Planting of flowers by the association is done in most of the common areas. These are the large beds near the entrances to the complex. Flowers in the beds near your condo should be done on your own to keep the neighborhood looking nice. Many have prepared beautiful beds and have kept them maintained in the past. It is hoped that this will continue.

7. Homeowners are expected to pay dues on the first of each month (statements aren’t sent out until you’re delinquent) and send them to:

8. Assessment/dues amounts are determined based on the size of unit you own. This is a break down of the MONTHLY amounts due for each kind of unit. If you are unsure of what kind of unit you are living in, contact a board member.  If you prefer, you may pay your assessments on an annual basis, but we don’t require it.

  • Pines – $95
  • Executives – $105
  • Townhouses – $145
  • Cameos – $165
  • Manors – $185

9. New homeowners are required to take out condo insurance to cover personal belongings, the interior of their condo, and the garage. The exterior of the condos is covered by Farm Bureau Insurance, agent Zak Popejoy (208) 785-2410.

10. Garbage is picked up by the City of Idaho Falls early on Tuesday morning. Condo owners are to set their garbage out near the curb, or in their alley behind the garages. Those with Woodruff addresses are to set the garbage out on the edge of Woodruff. Those with Three Fountains Drive or 16th Street addresses are to have the garbage at the curb of Three Fountains Drive or in the back by the garages. Garbage cans for the Executives are to be stored under the stairs or in your garage. Numbers should be written on each can to denote ownership. Each condo is responsible for their own garbage cans which are provided by the City. If Monday is a holiday, your garbage pickup may be delayed until Wednesday.

11. There are still a few spots available in the compound area for campers and trailers. They are either $30 or $35 a month depending on the size of the space. Call Brett Manwaring to check availability.

12. If you have a dog, be sure to keep a leash on it when it is outside. Also, be sure to pick up the feces it may deposit on the common grounds.

  1. Good afternoon! My name Kevin Milkes, I’m a resident at 1801 E 16th. My concern is the overwhelming amount of residents (friends of residents) that park their cars, trucks, etc. In front of their garages, especially around my place. This restricts my access in and out of my garage. Quite frankly, I see people parking in front of their garages all over the Three fountains complex. I was under impression that was restricted under the HOA regulations. This has been a MAJOR problem. If people don’t respect HOA regulations, then all the regulations are niel and void honestly. I wanted to get your take on this ongoing problem. Thanks for listening,
