GOOD NEWS 

We will be holding a Three Fountains Homeowners Fall Meeting and Social, October 23rd at 7:00pm in the Clubhouse. Please come meet your neighbors and be prepared to introduce yourself. Everyone is encouraged to bring a dish to share (main dish or dessert). Plates, cups, and utensils will be provided.

 Thanks to all of the volunteers who have helped to keep Three Fountains a nice place to live. Please remember that Barry isn’t responsible for everything…such as maintenance of the flower gardens, pool monitoring, board member duties, and building representative duties. Thanks, also, to those who take good care of their neighbors. It takes all of our owners to keep us living in a nice residential area.

Three Fountains has a website that contains lots of useful information, whether you are a new owner, or have been here for decades. Copies of the Community Rules AND our Amended Declaration of Condominium (Covenants, By-Laws, Rules & Regulations) are available on the website. The website is:  https://threefountainsidaho.com/.

INFORMATIONAL NEWS

 Three Fountains Board Meetings are normally held in the Clubhouse on the third Monday of each month at 7:00pm. Home owners are always welcome to attend. Building Representatives should always plan to attend. Anyone willing to serve on the board or as a building rep should let us know. In October and April, the board meetings are generally combined with a social, to meet our neighbors.

 If there are any questions about how much you owe for your home owner’s dues or where to pay, give Charles Briggs a call at 208-521-9375. All fees are due on the first of the month to Three Fountains Home Owners Assoc., PO Box 3247, Idaho Falls, 83403. Automatic payment through your bank is quite easy to get set up. Be aware that if you get behind three months, a lien will be placed on your condo. (That means it must be cleared up before the unit can be sold, and Clubhouse & pool access is suspended). If you get behind over 3 months, small claims court actions will be taken. Please keep our HOA costs down, by keeping up on your dues. 

To schedule events in the Clubhouse, call Tamie Graham (208-569-9394). Plan ahead, and realize that holiday week-ends are popular times to schedule parties.

The condo association currently carries Farmers Insurance with Bill Lawrence as our agent. Every homeowner is required to provide adequate condo insurance to cover internal damage including doors, windows, plumbing, and garages, regardless of the cause. Make sure that Sibyl has your condo insurance info. 

Rentals/investment properties are NOT permitted. This is in our Three Fountains Home Owner’s Community Rules AND our Amended Declaration of Condominium (Covenants, By-Laws, Rules & Regulations).

SEASONAL NEWS

 The pool has been closed for the season. Pool covers are in place, which can be dangerous. Make sure no pets get on the covers. 

Lawn Mowing will be ending soon and will be swapped out with leaf cleanup. If you are able to help clean up leaves around your condo it would be appreciated. Leaves can be put in your large garbage containers. Rain gutters that are not working properly should be reported to Chuck Briggs.  The work has to be scheduled and planned.  

With winter now approaching we need to be aware of the preparations that need to be made to keep things working well. Hoses will need to be gathered in soon. Styrofoam covers can now be purchased for outside faucets. Replace smoke detector batteries and test them to make sure they are working. Replace alarms that are over 8 years old. Clean or replace furnace filters.

Common areas around the units, such as balconies, landings, and entryways must not be used for storage, and should be kept clear of snow.  

Snow removal will soon be upon us. Executive and Pines building residents are responsible for keeping snow and ice off their patios and steps. Those in the Cameos, Manors and Townhouses need to keep cars off the roadways and driveways on snowy days. The end of the driveways is where the snow needs to be piled. Cars parked at the end of driveways are in the way and are in danger of being plowed in. Keep cars in garages when possible.
