We will be holding a Three Fountains Homeowners Fall Social Monday, October 22, at 6:30 pm in the Club House. Come and meet your neighbors. Everyone is encouraged to bring a dish to share (main dish or dessert). Plates, cups, and utensils will be provided. If you have recently moved in, be prepared to introduce yourself.
If there are any questions about how much you owe, or where to pay your home owner’s dues, give Michelle Williams a call (208-524-0440). All fees are due on the first of the month to Three Fountains Owners Association, PO Box 3247, Idaho Falls, 83403. Many have gone to an automatic payment system through their banks. Be aware that if you get behind two months, a lien will be placed on your condo. (That means it must be cleared up before the unit can be sold). If you get behind several (over 3) months, legal action will be taken. Please help out by keeping up in your dues.
The replacement of shingles on the roofs has been completed. Garage roofs are currently being replaced. Most rain gutters have been replaced. This work has created some nails or screws on driveways. If you encounter these, please pick them up and dispose of them. If you have issues with the work that has been done, please report them to Chuck Briggs. We will pass these issues on to the contractor group.
Lawn Mowing is complete. Lawns will now be covered with leaves. We will be picking them up, as weather and time permits. Rain gutters may get plugged with leaves as well. We only have a maintenance staff of one individual. If you have requests of Barry, go through Chuck Briggs and be patient getting special requests done. Help out where you can to keep things looking nice. If you have a lot of pine cones or leaves on the grass, your help would be appreciated. The large garbage cans each homeowner has hold a lot of leaves and debris. Garbage is to be out to the curb on Tuesday morning by 7 am.
With fall now here, we need to be aware of the preparations that need to be made to keep things working well. Hoses need to be disconnected from outside faucets and stored. Replace smoke detector batteries and test them to make sure they are working. Check fire extinguishers to assure they are charged. Replace alarms that are over 8 years old. Clean or replace furnace filters.
Cars parked in areas where we pile snow will need to find new parking spots. Where possible, keep your cars in the garage during snow days to allow better plowing of alleys and roadways. Condos with outside carpeted patios need to keep the snow off to preserve the carpet. Please use a snow shovel with a plastic blade, not metal, to protect the carpet.
The condo association currently carries Farmers Insurance. Our agent is Bill Lawrence. This insurance covers only the outside of the buildings (such as roof, siding and roadways). Each homeowner is required to provide adequate insurance to cover internal damage, regardless of the cause. Note: the HOA is not responsible to fix things in your condo that break or do not work. Call a plumber, handyman, or electrician to fix or replace things. You own your condo interior.

People are still needed for vacant spots. If you are willing, let Chuck Briggs know.
Three Fountains Board Meetings are normally held in the Club House on the third Monday of each month at 7:00 pm. Owners are always welcome to attend. Building Representatives should always plan to attend. Please be courteous in addressing issues. We are all volunteers.
Common areas around the units, such as balconies, landings, and entryways must not be used for storage. Keep common areas free of litter and debris.
Satellite Dishes are acceptable, but make sure they are not drilled directly into the roof shingles, do not block a neighbor’s view, and wiring is not left dangling outside.
Pets are not allowed to roam freely. They are to be on a leash or accompanied by an owner. Immediately pickup all feces deposited by your pet. Pets that bother neighbors will have to answer to IF Animal Control.
Rental of condos is not permitted, nor do we allow condos to be purchased for investment purposes. There are only 2 rentals, now, that were grandfathered in before the ruling was made official. Please advise the Board if you know of any illegal rentals.
2018 budget remains similar to last year. Maintenance is always kept in check to match anticipated income. There is no planned increase in homeowners’ dues.
