- Lawn Mowing has begun. Lawns will be mowed each week, weather permitting. Sprinkler lines will be turned on to keep the lawns green. If you see sprinkler heads that aren’t functioning properly, please let us know. We have a maintenance staff of one individual. If you have requests of Barry, go through Chuck Briggs and be patient getting special requests done. Help out where you can to keep things looking nice. If you have a lot of pine cones or any trash on the grass it would be helpful to pick it up before the mowing is scheduled.
- With summer weather approaching, the pool will be opened as weather permits and repairs are completed. See Sybil Leatham for a pool pass if you are new to the complex. Residents must accompany guests at the pool. There are pool rules of etiquette. No smoking or alcohol is allowed in the club house or pool complex. There are no life guards so swim at your own risk. Don’t invite so many guests that regular residents are inconvenienced. Rules will be displayed at the gate to the pool. Pool monitors will occasionally be on duty. Follow their advice, failure to do so will result in cancellation of your pool pass.
- With spring now here, we need to be aware of the preparations that need to be made to keep things working well.
- Hoses can now be used safely outdoors. Hoses need to be gathered up off lawns prior to mowing. Replace smoke detector batteries and test them to make sure they are working. Check fire extinguishers to assure they are charged. Replace alarms that are over 8 years old.
- Clean or replace furnace filters.
- Rain gutters that are not working properly should be reported to Chuck Briggs. The work has to be scheduled and planned.
- Flower gardens are encouraged near your condo. If you are unable to keep them up, let us know and we will plant grass in the garden spots.
- Garbage is to be out to the curb on Tuesday morning by 8am.
- The condo association currently carries Farmers Condo Insurance. Our agent is Bill Lawrence. This will be evaluated early fall to see if we will continue with them. We like to have various providers give us estimates to assure we are getting the best deal. Each homeowner is required to provide adequate insurance to cover internal damage, regardless of the cause.

- To schedule events in the Club House call Sybil Leatham. Realize that summer week-ends are popular times to schedule parties. Plan ahead. The pool cannot be reserved. People using the pool are not to enter the Club House in wet swim suits.
- Building Reps have volunteered to help keep track of issues and represent each of the building types. The following people currently serving: – Manors: Charles Boge (1452 Three Fountains Dr.)- Cameos: Don Spitz (1500 Three Fountains Dr.)- Townhouses: Sharlene Burton (1515 Three Fountains Dr.)

– East Side Executives: Dennis Lambert (1370 Three Fountains Dr.)
People are still needed for vacant spots. If you are willing, let Chuck Briggs know.
- We will be holding a Three Fountains Homeowners Spring Meeting and Social May 15th at 7:00 pm in the Club House. Come and meet your neighbors. Everyone is encouraged to bring a dish to share (main dish or dessert). Plates, cups, and utensils will be provided. If you have recently moved in, be prepared to introduce yourself.
- Three Fountains Board Meetings are normally held in the Club House on the third Monday of each month at 7:00 pm in the evening. Home Owners are always welcome to attend. Building Representatives should always plan to attend.
- If there are any questions about how much you owe or where to pay your home owner’s dues, give Charles Briggs a call (521-9375). All fees are due on the first of the month to Three Fountains Home Owners Assoc., PO Box 3247, Idaho Falls, 83401. Many have gone to an automatic payment system through their banks. Be aware that if you get behind three months, a lien will be placed on your condo. (That means it must be cleared up before the unit can be sold). If you get behind several (over 4) months, small claims court actions will be taken. Please help out by keeping up in your dues.
- Common areas around the units, such as balconies, landings, and entryways must not be used for storage. Keep common areas free of litter and debris.
- Rental of condos are not permitted. The board has recently reviewed this rule and continues to support it.
- Some residents have requested that we schedule a Three Fountains Garage Sale date. June 9th and June 10th have been selected. You may put out signs to indicate your participation and notices in the paper. You may put items out near garages or near your condo or on lawns. Do not block other’s access. This is normally a once a year occurrence. However, we may do one again in the fall.
- Important Information: Drug needles and other drug equipment have been found on the grounds. If you find it, do not pick it up. If you see strange cars or suspicious behavior, do not intervene yourself. Call the Idaho Falls Police immediately, they will remove the items and investigate. Please report any incidents to a board member or Barry. We would like to keep track of any incidents. We want a clean environment to live in and for our children and grandchildren to be safe.
- Satellite Dishes are acceptable, but, make sure they are not drilled directly into the roof shingles, do not block a neighbor’s view, and wiring is not left dangling outside.
- Pets are not allowed to roam freely. They are to be on a leash or accompanied by an owner. Immediately pickup all feces deposited by your pet. Pets that bother neighbors will have to answer to IF Animal Control.
- Rental of condos is not permitted. We do not allow condos to be purchased for investment purposes. There are a few rentals currently that were grandfathered in before the ruling was made official, however, when they sell, the owner must be the occupant.
- 2017 budget remains similar to last year. Maintenance is always kept in check to match anticipated income. There is no planned increase in homeowner’s dues. 2017 Maintenance Plan includes parking lot repair on the West Side, entrance replacement at Woodruff and Three Fountains Drive, and pool repairs. In addition, rain gutters had a rough winter and will be receiving attention where needed.
